Step #1 Schedule a Complimentary Consultation with your BUYER'S VIEW Agent.
We'll put names with faces, discuss your wants & needs, and explain the services we offer. If we feel that we can help you, and you decide that you want us to help you, then we'll develop a strategy to get you where you want to be.

Step #2 Identify the Home Features You Must Have and Those You Would LIKE To Have.
You may have to compromise on those you would like to have in order to achieve the critical features that you MUST have in your "whole package." The whole package includes the LAND--the location, lot size, topography and landscaping, and the HOME--the size, style, floor plan and condition, and any SPECIAL CIRCUMSTANCES, such as seller financing, home to sell, etc.

Step #3 Loan Pre-Approval
Being pre-approved for a loan allows you and your BUYER'S VIEW agent to go forward into your home search with confidence. It also allows the seller to know that the loan is definitely available to you, which may influence the seller to accept an offer that would otherwise be rejected, or to accept your offer over others in a competitive situatiion where the other buyers may not be pre-approved.

Step #5 Search For Homes That Meet Your Expectations

  • MLS listings by all brokers (not biased toward in-house or any particular broker)
  • For Sale By Owners ( FSBO )
  • Bank Foreclosures (REO)
  • New homes
  • Unlisted properties
  • The objective is a broad selection leading to complete satisfaction with the home purchased.
Step #6 You May Conduct A Drive-By Screening Of Potential Homes
We provide you with access to all listings available through the REALTORS' Multiple Listing Service, including street addresses. You may drive by any or all at your convenience, and judge each home for location and curb-appeal. From there you can narrow the list to the most appealing homes.

Step #7 Interior Viewing Of The Most Appealing Homes
You are accompanied by our experienced guide to view the interiors of your top choices.

Step #8 The Offer / Negotiations / Acceptance
We help you evaluate the most appealing homes you have viewed and select your first choice. We help you determine the appropriate price and terms of an offer. In addition to the price, such matters as the timing of the transaction, repairs and/or financing by the seller may possibly be important. We will prepare the offer to suit your needs. We negotiate with the seller to advocate your position and to obtain the best price and terms possible.

Step #9 Final Loan Selection
After your offer is accepted we finalize the loan. We help you shop for the best loan available and help you select the loan that is right for you.

Step #10 Prior to Closing, We Help You With All Of The Details
We monitor the home inspections, the appraisal and the title report, making recommendations to you if deficiencies are noted, and then we negotiate with the Seller for the required repairs.
